Remember that you are not buying an apartment, but shares in a limited company, which entitle you to control certain, defined parts of the condominium’s premises.

So it does matter what condition the company itself and the buildings it owns are in, for example. OUN® helps you to understand the documents to be used and the whole purchasing process – with its rights and obligations.

The whole process starts with an online meeting, where we go through your initial situation together and identify the solution that best serves you. That way, you don’t pay for nothing. Below you will find a description of the topics we work on in a flexible way. All topics are priced the same (€260.00 incl. VAT25.5%), with the price per item decreasing according to the number of topics, so that if you choose two topics, you will be deducted 20% from the total, three topics -30%, and so on. Company finances and governance

The OUN® will carefully review housing company’s balance sheet. It allows us to analyse not only the financial situation of the company, but also its governance. If the documents provided raise questions without answers, we will try to find answers either from the vendor or from property manager.

If everything seems to be in order, you can safely proceed with the project without having to finance someone else’s past mistakes. And if not, you can forget about the bad condominium and find a worthy destination for your money.

Maintenance history and future prospects

Unfortunately, the vast majority of condominiums are in arrears and the amount is growing all the time. Properties need maintenance and well-managed companies are doing it on time. We will check whether this is being done and at the same time give you an idea of what to expect and over what timeframe.

Price and cost level

The exact value of a home is determined by the transaction that has taken place. We, and no one else, can know that in advance. However, we can estimate the right price level for the property you are considering by mirroring it against comparable transactions that have already taken place.
We do the same for the cost of housing. There can be large variations in maintenance fees, water charges and so on. We look not only at the euro amounts, but also at the reasons why the amounts are the way they are.

Customized service proposal

OUN®’s services also include consultancy for negotiations and the preparation of an appropriate purchase offer. And once the offer to buy has been accepted, the final service is a complete transaction document verification service. This way you won’t sign up to anything that hasn’t been agreed in advance.
All our service packages are priced the same. If you choose more than one package, a discount of up to 50% will be applied to the total amount at checkout. The more packages, the bigger the discount!
