OUN® is a completely independent, privately owned Finnish company created solely to help homebuyers. We provide expert information to first-time buyers (or actually homebuyers in general), helping them understand the entire process.

Finance and Administration

How is the housing company’s financial situation?
The finances of a housing company are evaluated slightly differently than those of a “normal” limited liability company. We take into account such characteristics and review the housing company’s financial situation, including the financial statements and balance sheet, budget, debt ratio, and operating report.

And how is the company’s administration organized and how well has it succeeded in its task?
We review and evaluate the actions of both the board and the property manager by examining the administration’s plans, budgeting, board composition, and meeting practices. You will receive a summary of the most important observations in one plain language report.

Renovation History

We review what kind of repair and maintenance measures have been taken over time and compare them to the technical lifespans of each area. Taking the whole into account, we also tell you what kind of measures are expected in the near future.

In addition, we check with the zoning authorities if there are any significant construction or modification projects coming to the area. You will receive a summary of the most important observations in one plain language report.

Price and cost level

Can you estimate the right price for an apartment? Don’t worry, neither can we. But:

We can estimate the right price range for it. We use statistical methods and registers of completed transactions available to professionals to determine it, so we can tell you the correct price level. However, all apartments and housing companies are different, so the exact price is only determined through a sale.

We also look at the maintenance charge levels of comparable areas and housing companies, i.e. what kind of monthly housing costs can be expected compared to other similar companies.

Negotiation and purchase offer

Are you worried about negotiating? Don’t be.

This service is here to help you in a situation where you feel like you’re at a disadvantage, when the other party to the negotiation does similar things for a living. We can tell you what to pay attention to when negotiating, how to justify your own proposal, and what not to ask. A reasoned proposal, without unnecessary rambling, is always better than focusing on and arguing about irrelevant things.

And when the negotiations are over, we will help you draw up a valid and feasible purchase offer that defines, in addition to the offered price, other essential details. We also review it before you sign a binding purchase offer.
Don’t be an underdog!

Document review

The sale of housing company shares involves a huge number of different documents, terms and definitions, from the sales brochure to the purchase agreement. We go through the whole package, checking that all the necessary documents are there, that all (and only) the agreed entries have been made in them, so that you can safely sign and complete a big deal with peace of mind. Peace of mind for a small price!

We review all written material before you sign a purchase agreement. If we find something to point out, we will tell you about it so that you avoid unnecessary bumps on the road to your new home.”
